Is a CP12 a legal document?
The Landlord Gas Safety Record, commonly called a CP12, is the record required under the Gas Safety (Installation and Use) Regulations 1998. Landlords must have gas appliances and flues checked every twelve months by a Gas Safe registered engineer, and must give the tenant a copy. CP12 is not a form number set in law, it originated as a British Gas form code, which is why different software and different engineers produce records that look different but carry the same required information.
Which plan do I need for CP12 records?
Every plan, including Solo at £29 per user per month. Gas safety records are not held back for a higher tier, because charging a one-van gas engineer more for the single document they issue most would be daft.
Can I do EICR certificates too?
Yes. CP12 and EICR are both built in, which is unusual at this price. If you need certificates beyond those two, such as PAT, emergency lighting or fire alarm records, you would build them in the form builder, or look at Tradify, which publishes a wider ready-made certificate library.
