The person standing in the property is not the customer and is not the payer. Every job has at least three parties: the resident who lets you in, the letting agent or housing officer who raised the order, and the landlord or asset owner whose budget it comes out of. No other trade on this site routinely has to satisfy three different people from one visit, and it is why evidence matters here more than paperwork does.

How the work arrives
Heavily reactive, with planned work as the contracted baseline and installation the smallest slice. That is the opposite shape to a specialist installer. Works orders arrive with a priority and a target date attached, set by somebody else, so the diary is reacting to a clock it did not start.
How the year runs
Two peaks that do not overlap, which is what makes resourcing awkward. October to March is the compliance and reactive peak, driven by heating failures and damp. Voids cluster separately around tenancy turnover, and a void has to be turned round fast because an empty property earns nothing.
Where Gafferly stops, for this trade
Better to know now than in week three of the trial.
- Gafferly is not a housing management system and does not receive works orders from a client's system. There is no integration with a housing or letting agent platform, so orders come in however they come in today.
- It has no schedule of rates. If your client works to SOR codes, those live in their system, not ours.
- It does not track a disrepair claim as a case. It holds the property history a claim would need.
- Of the documents above, only CP12 and EICR are built in.
Schemes and bodies
- No single registration scheme. Requirements come from the client's framework rather than from a trade body.
